One of the great benefits of being a transformational coach, entrepreneur and international speaker is that I get to see people rise like the phoenix, often from challenging circumstances, and make beautiful and positive changes to their own lives. Vicki Wusche is a shining example of this. What I love most about what Vicki has chosen to do, is that she has taken her journey and experiences and shared them with others in a clear and engaging way. I discovered property investing at the end of 2009 and the following year jumped in with my wife Jane buying 10 properties in 12 months (no NMD deals). I first met Vicki at many events during 2010 – she usually had a captivated audience listening to her pearls of wisdom so it was difficult to get close. We eventually had a long chat about many things property related, families and scuba diving

Vicki’s first book, Other People’s Money, was extremely relevant for me – at that time I had depleted funds and no confidence to approach investors. Why would they want to invest with me? I was trying to buy a large HMO and needed JV funding fast- a week later I had raised £75k from two sources! In 2011 when my son and daughter joined us, we switched our focus totally to Multi Let properties primarily for the enormous cash flow they give and also have 10 of those. I consider OPM to be more of a manual, my copy is getting a bit ragged, containing essential information for every property investor. I have since raised over £300k of other people’s money and now have a definite system to follow whenever I need more funds.

I met Vicki in 2008 at a property course. I liked her feisty, no-nonsense style as she shared her many experiences in property investing with the group. Vicki then went on to source me some cash-flowing properties in Liverpool in 2009 and 2010 using money from equity release. Having Vicki guide me through the process, and take all the responsibility for choosing the properties, I was able to offload all the stress normally associated with that aspect of property investment and concentrate on my day-job, which was becoming more and more unbearable in a climate of restructuring, redeployment and budget cuts. With the cashflow from my Liverpool properties, and a few steps in between to replace my monthly salary, I was able to quit the rat-race and work from home. Without Vicki’s piece of the jigsaw, I would not have been able to pursue the life I now have – one of being my own boss, able to pursue my artistic and business dreams, and spend time with my young children.

“Vicki is a delightful lady. She tells it straight and delivers. Very Professional. She quickly found me a house. Vicki hooked me up with a great local letting agent who organised a tenant to move in before completion, so there was no void period at all. The tenant was claiming housing benefit and Vicki and the letting agent organised for the rent to be paid direct from the local council so the risk of non-payment of rent was very low. The yield on purchase price including Vicki’s fee was 9.6% so I am very happy. This was my first purchase away from my usual area so it was good having a knowledgeable person like Vicki holding my hand and finding a great property, which required minimal work to bring it up to standard for letting. I was a fan before and I am a bigger fan now after having completed the purchase.
